(5+1 Bed, 3 Bath) - Five plus one Bedroom, Three bath home in very sought after private Kitchener neighborhood. OPEN HOUSE THIS SATURDAY FROM 4PM-7PM. Bring your offers!  Private, practical and affordable. New addition (city permit) in 2006 and many more upgrades.

Firstly, to clarify the square footage. According to this service, we have an integrated garage so the square footage listed at 2000 includes the  garage but not the finished basement living area. The main and second floor square footage without the garage is 1784. The square footage including the fully finished basement (not including the garage) is approximately 2300 sq. feet.

Secondly, the reason for selling: We are moving out of country to begin graduate school (Seminary) in the fall. We honestly hate to leave this home and area, but we must. The best things about this home are the privacy, area(location), neighbors and the practicality of the layout especially since we completed our addition in 2006 giving us a huge master bedroom and office on the second floor.

We will try to give you a virtual tour (via text) to compliment the pictures. The main entry door has a beautiful ornate glass window which really brightens up the main foyer. The main foyer includes a very nice armoire which is included with the house. Once you enter the home, you will see extra wide stairs leading to the second floor with brand new carpeting (2008). Gleaming hardwood floors lead down the hall and extend into the kitchen area. The main foyer has been recently painted (2008) and also has new trim/moulding (2008).

The kitchen area also has hardwood floors throughout with plenty of cupboard space, a large pantry and a built-in dishwasher. The kitchen also includes a bright and sunny eating area with sliding doors leading to the very large wooden deck. Directly off of the kitchen area is a 2 piece bathroom that we found strange when we first purchased this house. We soon found out what a great idea this was as kids and visitors could use this bathroom instead of going upstairs or using the basement bathroom.

Finishing out the main floor is a formal dining room and large living room area. The dining area has newer laminate flooring (2005) and the living room has newer carpet (2002). Both rooms have glassed french doors to completely close off this area. This has been a great feature as noise is contained to these rooms during social gatherings. Both rooms have fresh paint (2008) and the living room has brand new crown moulding and trim (2008) giving it a very modern look.

The upstairs has a completely remodeled bathroom that has a beautiful soaker tub (going to miss this a lot). Vanity, toilet, closet and ceramic tiles are all completely new (2007). The addition was added in 2006 and includes a very large master bedroom with regular lighting and two pot-lights above the bed. The new office and master bedroom have jacks for networking, phone and VOIP. There are also network jacks in the basement office and the main floor living room. Other than the second floor office/bedroom, there are another three bedrooms which total five. This is great if you have a growing family like we do. Second floor has two hard wired fire/carbon monoxide detectors and there are fire detectors on each level. The entire roof was finished in 2006 along with the addition.

Outside there is a very large deck that is great for bbq's and entertaining.  There is playground equipment that can be eliminated if not needed. There is also a large shed to store garden equipment. The nicest thing about the backyard is the privacy factor. The yard is completely fenced and backs on to a church parking lot. The privacy factor was extremely important to us. Our neighbors on both sides of us our great. We get along well but value each other's privacy.

The basement area features a large rec-room with a 3 piece bathroom (shower). The extra office room is currently used as a storage/exercise room, but used to be my office before we built our addition.

Other things to note: All window blinds and fixtures are included and appliances are negotiable. Closing date is negotiable.  The home has central Vac but we never used it. The home has a mid-efficiency furnace, central air and water softener which all work great.

The location is very desirable. Rushbrook is a quiet street with low traffic. Rushbrook is within 4 kilometers of the Sunrise shopping centre and Laurentian Power centre and within walking distance to the Williamsburg shopping plaza. There are also two popular nature trails within one kilometer of this location. The neighborhood also has a community centre, parks and many churches.

Elementary schools in the area are rated very highly.  We are unaware of the rating of the local area middle schools and high schools.
