Owner's comments

This large 7 1/2 condo on the upper floor of a duplex is in move-in condition. The condo has lots of charm: hardwood floors throughout, restored oak woodwork, high ceilings, and plenty of light.

All windows and doors have been changed for efficient thermal ones, and heating is by energy-efficient electric Convectair wall-mounted units that can be individually programmed. Our total electricity bill for 2007-2008 - including running the 12000 btu window air conditioner included with the sale - was under $1800.

The living and dining rooms are both large with French doors and built-in shelves/cabinets for good storage. The living room features a high-efficiency wood fireplace installed in 2002. As the condo faces south-east, the living room gets full light in the morning, and the unobstructed view in the back means sunsets are visible from the dining room (in fact, all windows look onto mature trees, not brick walls).

The kitchen and bathroom are modern with ceramic floors and updated cabinets. There is a skylight in the bathroom. Next to the kitchen is a convenient, closed laundry room that can also be converted to a bedroom or an office.

The roof dates from 1993, but it is in good condition. Brick repointing was done in 2006. Plumbing and electricity have been updated (200 amps). Natural gas available in building. There is a large storage area with a separate entrance in the basement.

This condo is ideally located, one block from Willingdon and Royal Vale schools, YMCA, parks, tennis courts, and Monkland shopping.

The share of the building is 44%.
